The weighted average launch price of homes in the top nine cities of India rose 9% to 13,197 per sq ft in FY2024-25. Compared with ₹ 12,569 per square foot in FY2023-24, according to a study by data analytics firm propaxity.
These cities include Bengaluru, Chennai, Hyderabad, Kolkata, Delhi-NCR, Mumbai, Navi Mumbai, Thane and Pune.
According to the study in the last one year, while housing prices rose by 29%in Kolkata, followed by Thane (17%), Bengaluru (15%), Pune (10%), Delhi-NCR (5%), Hyderabad (5%) and Chennai (4%), Mumbai and Navy.
“Housing prices have been appreciated between 10–30% in Bengaluru, Kolkata, Pune and Thane,” said in a statement.
He said, “While demand and supply has been subjected to in the last one year, in the last few years the increase in input cost including land, labor and construction materials has completed housing prices,” he said.
He said, “Price’s praise is increasing at a slow rate, however, average housing prices in the top 9 cities have increased by 12%,” he said.

According to the proprity report, housing sales have declined by 23% to 1,05,791 units, while the supply in January-March quarters has declined by 34% to 80,774 in the January-March quarter of 2025.
